| 3. Description of the apartment: |
| a. |
An apartment, of approximately 310 m2 gross area, in accordance with the drawing, for internal partitioning based on the tenant's plan, and subject to the limitations specified by the architect. |

| 4.
Floor and wall tiling |
| a. |
Floor tiling with natural marble or polished stone or ceramic tiles or granite porcelain tiles, of size from 40x40cm to 60x60cm, or parquet, or carpeting, as chosen by the purchaser, from a range proposed by the seller in the display halls of Bar Ami or Aloni, or another display hall approved by the seller, at a basic price of $80/m2. Wall tiling
* The walls of the bathrooms and toilets will be tiled up to the ceiling, and the kitchen walls will be tiled above the work surfaces up to a height of 60cm.
* The walls will be tiled with ceramic or granite porcelain tiles or polished marble (without further polishing after tiling), of size from 20x20cm to 40x40cm, to be chosen by the tenant from the display halls referred to in 4a) above, at a basic price of $60/m2.

* The basic price includes VAT and is the list price published by the importers referred to above.
* The basic price includes the work of laying/gluing parquet/carpet. The infrastructure will be made by the seller.
* An addition to the price of the work will be paid for different sizes of tiles as well as for combinations of different sizes.
* In apartments containing stairs, these will be constructed of concrete, with a lower covering of plasterboard. The steps and risers will be made of marble or stone, with a basic price of $60/m, including VAT.

| 5. Doors and railings: |
| a. |
The entrance door to the apartment will be of the security type, made by Rav Bariah, OMANUIOT series, with external styled cladding and smooth veneer internal cladding, or equivalent.
The model of the door will be as chosen by the architect or the seller, and the customer will not have the option of changing it.

The internal doors will have a wood veneer finish. The doorframes will be of solid wood, including high quality metal fittings, with a basic price of NIS 2300 including VAT. The price includes manufacture, shipping, and installation. |

The apartment protected space will be fitted with a window and door in accordance with the directions of Civil Defense. The paint will be as chosen by the architect. |
| d. |
The water distribution manifolds in the apartment will be installed in Formica coated cabinets, or cabinets painted on site, as chosen by the architect or the seller. |

| 12. Miscellaneous: |

All the prices appearing in this specification include VAT and are off-the-shelf prices without discounts. |
| d. |
Credits will be given to the buyer depending on the cost price of the item replaced for the seller (after discount). |

A situation will not be created in which money will be returned to the buyer for credits, in excess of the price agreed upon in the agreement. If the buyer does not make use of any credits, money will not be returned to him by the seller except for the kitchen. |

The location of the garbage room will be as specified by the authorities and in coordination with the architect. |
