1. Electrical and plumbing:
a. Central air conditioning with digital thermostat controls.
b. Air condition grilles in a color chosen by the client from the RAL catalog.
c. Separate air conditioning zone control for each floor.
d. Under-floor electrical heating system. Control panel enabling separate heat adjustment in each room.
e. Three-phase electricity supply (3x40 amps).
f. Living room: lighting with dimmer switches; electrical preparation for ceiling and wall light fixtures.
g. Electrical outlets: telephone and TV – as many as requested by client.
h. Bathrooms: protected wall outlets.
i. Balconies: low wall illuminations recessed in stone.
j. Shabbat clock system. All electric outlets will be separated from the Shabbat clock system.
k. All wall outlets and switches are of the decorative “Gewis” or “Bitticino” brand.
l. Two hot water boilers of 150 liter capacity. Each boiler is operated by a separate Shabbat clock.
m. Gas outlets for kitchen, dryer, and balcony.
n. Water outlet on balcony.
o. Hot and cold water for American washing machine.
p. Water outlet for refrigerator.
q. Plumbing in kitchen for two dishwashers.

2. Flooring, walls, and wall tiles:
a. Walls: double-layer sheet rock walls with 4-inch insulation in between.
b. Floor and wall tiles floor to ceiling) to be selected by client up to 240 NIS per square meter.
c. Superkril 2000 paint on flat walls (Shpachtel). Color of ceiling and walls as per client’s choice.

3. Sanitary fittings:
a. Faucets: Grohe line.
b. Toilet: wall mounted, with hidden water tank.
c. Vanities: wood veneer with marble countertop.
d. Baths: made of acrylic material. Whirlpool in master bathroom.
e. Showers + baths with tempered glass doors and enclosures as requested by client.

4. Carpentry
a. Kitchen: as per client’s choice up to $15,000.
b. Toilet vanities as indicated in plan. Formica or natural wood veneer cover, as per client’s choice. Number of sinks in master bedroom vanity, as per client’s choice.
c. Doors: custom made, 100% Flexboard fill, lintels of solid wood, heavy-duty hinges, rubber gasket lining, brass handles to be picked by client from a selection provided. Lamination grade, as per client’s choice.
d. Wooden closets for electrical boxes.
e. Coat closet at entrance; paint or wood, as per client’s choice

5. Alarm, telephone, and monitor system:
a. Telephone system throughout the two floors can be used as intercom between rooms, and for monitoring entrance gate, and entrance door.
b. Alarm system throughout the house. Motion detector in each room. System can be disconnected on Shabbat.
c. TV monitor at entrance to apartment to monitor the gate.

6. Doors windows and blinds:
a. Rav Bariach safety door taller than standard (235 cm). Color of door, as per client’s choice from a available selection provided.
b. Safety room door (Mamad) will fit into a nook enabling the installation of a wooden door for every-day use.
c. All windows double-glazed.
b. All windows that are not sliding have dual-option opening mechanisms.
c. Window screens: optional for each window, as per client’s choice.

7. Electric appliances:
a. European dryer and washing machine in a side-by-side or stacked configuration.

8. Miscellaneous:
a. Separate 5-7m2 storage room in basement, with high power electric outlet for a deep freeze refrigerator.
b. Exterior landscaping and public access walkway to the entrance of the building will be paved with natural stone.
c. Garden apartments: a fully designed garden including grass, hedges, fruit trees, and flowers, plus an automatic central irrigation system.
b. Upper apartments: large flower pots with trees and flowers, plus an automatic central irrigation system.
c. 20m2 of interior walls with quality highly finished Jerusalem stone.
b. Separate extra large mailbox for each apartment.
c. Four-person Shabbat elevator approved by the Zomet Halachic Institute.
